Reservations: 

 Upon making a reservation we will email you the contract.  We require a 50% deposit along with the signed contract within 10 days of the booking.  Full payment for your rental is due by the end of May for all properties.  You will receive a confirmation letter via email when your deposit has been received. 

Cancellation:  

If you do need to cancel, it is in your best interest to notify us immediately and we will do our best to secure a new tenant.   If we are able to re-rent your property you will receive full payment minus a $50 re-rental fee.  If we are unable to re-rent the property, you will forfeit full payment.

Additional Fees:

*  7% Maine State Lodging Tax

* $35 Processing/Reservation Fee

* $100 – $400 Pet Fee when applicable

* Security Deposit (on certain properties) 

Check-in/Check-out:

Check in is between 2pm – 5pm.  Your rental property will be available at this time.  We do not allow early check-in, please do not arrive prior to this time.  If your arrival time is after 5pm, please contact us to make alternative arrangements.

Check-out is promptly by 10am.  Keys MUST be dropped off at our office.  If you leave prior to 10am, please drop them in the door slot. 

Keys:

We will provide you with 2 sets of keys.  Please be aware there is a $25 lost key fee and $25 fee if you are locked out of your rental property.

Pet Deposit:

If your property is pet friendly there will be a pet deposit required (amount to be determined).  This deposit will be refunded within 30 days as long as there is no damage or excessive cleaning needed due to your pet(s).  We reserve the right to retain this deposit if there are any problems associated with your pet.

Trash Pick-up:

Trash removal is Friday morning.  It is imperative that trash be placed roadside either Thursday night or early Friday morning.  All remaing trash needs to be brought to the dumpster at our office upon check-out.  If trash is left at the property, you will be charged a $75 trash removal fee or this amount will be deducted from your security deposit.
